Servants Community Housing was established over 30 years ago by Hawthorn West Baptist Church to manage a boarding house. Although Servants has evolved into a not for profit organisation regulated by the Victorian Housing Registrar, our key values remain aligned to the Christian faith. Following the example of Jesus, we serve the vulnerable and marginalised and offer love, care and hospitality 

 Servants is looking to expand and provide more housing in the inner east of Melbourne area to accommodate the growing number of homeless people. We are seeking a Facilities Manager to assist our on site managers with the planning and implementation of maintenance programs on our properties. This role is not just about bricks and mortar, the manager must be able to interact with a broad range of people, especially people that have been homeless. We are a small organisation with a committed, friendly, flexible team, passionate about what we do. 

Key Accountabilities

  • Escalation and critical point of contact for responsive maintenance and ensure KPMs met
  • Ensure planned maintenance is carried out with minimal impact to residents
  • Ensure emergencies are acted upon immediately including dissemination of information and communicate any emergencies, failed equipment and major issues to key stakeholders
  • Assist house managers with management of vacant unit maintenance to ensure KPM targets met
  • Ensure buildings are compliant with regards ESMs, regulatory and statutory requirements and local and state authority requirements
  • Attend regular meetings with internal and external stakeholders with high quality customer service in mind
  • Identify and execute opportunities to improve service levels and reduce cost
  • Ensure overall condition of assets meet Servants expectations
  • Assist with the development and ongoing monitoring of facilities related budgets
  • Monitor and assess contractor safety compliance and quality of workmanship
  • Conduct high quality building inspections and reporting
  • Assist with submissions and proposals for building projects
  • Work effectively with house managers and other staff, residents and contractors  
  • Able to be on-call
  • Other duties as required

Key Selection Criteria

Qualifications and experience

  • At least 3 years’ experience in facilities management related organisation, construction, asset management, property management, owner’s corporation management, aged care facility
  • Preferred experience in state, local government or social housing sectors
  • Well-developed computer skills – word processing, excel, databases

Personal qualities

  • High level of communication and interpersonal skills
  • Excellent time management skills including ability to prioritise tasks and adapt quickly to changing priorities
  • Ability to show initiative, be a self-starter and work autonomously
  • Approachable with a positive, cooperative and constructive attitude to work and working with others      
  • An ability to work effectively and develop professional working relationships with tenancy management team and external contractors

Knowledge and skills

  • Experience managing contractors and minor works (vacants)
  • Experience monitoring and meeting KPM targets
  • An understanding of building HVAC and hydronic systems
  • An understanding of ESMs and residential building compliance

Essential Selection Criteria

  • Current driver’s license
  • Working with Children’s Check
  • National Police History check
